You Won’t Believe This Bathroom Renovation in Fort Saskatchewan!

All right, guys. This another YouTube video here. I’m going to review a project we just wrapped up.

The Original Bathroom Layout

Reviewing The Before Pictures

Yeah. So, we’ve got another bathroom that we’re going to talk about. It’s one of our favorite bathrooms that we’ve done to date. And so, just wanted to highlight this one, give you guys a breakdown of the project, and let you know how you can get a similar project going for yourself.

So, with that being said, we’ll jump into it. Tom, I’ll, you got control over the screen here. So, we’ll let you lead on this. What do we got to start?

Okay. So here’s the before pictures. We can see a pretty nice size bedroom. Actually, sorry. Wait, is this the before pictures? No, this is not. Jump to the back end here.

Okay. So, here’s the original pictures. You got to the main bathroom. Mhm.

Is this the half? That’s the half bath, actually? Right.

That there is the, that’s the original main floor bathroom that had a tub shower combo behind that door there.

That, Oh, yeah. Right. Yeah.

And butting up against this was their ensuite, which is a two-piece.

So, we got. So, not not horribly ugly, but it’s definitely a little small, and pretty builder basic you could call it. And then this is the on suite bathroom here.

So super tight obviously, right? There’s not much space in there, right?

And then this was their closet right here. So we got the ensuite in behind here and the main floor bathroom there.

And then there was actually no bedroom door. Hey, there’s no bedroom door in this one. Was some home homeowner previous to these homeowners that did a renovation, combined two bedrooms into one and just removed the bedroom door for some random reason.

So, yeah, open concept now.

Yeah. Yeah. Really open. So, not very much privacy.

Here’s the main bath again. And then as we move along here, this was an inspiration picture. So, she wanted a standalone tub and she wanted a little shower. Some black hardware is all the rage these days. Right.

It is. So, it’s a nice solid similar to our Greenway project. Right.

So, as we go through this, we’ll start off with the before pictures and it’ll move into some demo pictures.

The Client’s Initial Goal

Yeah, the client’s goal Tom in this one initially, if you recall, it’s they wanted to keep two separate bathrooms but they wanted to kind of change the layout so that the two-piece was like the powder room for the main house for the guests and whatnot.

And they wanted to then create the larger bathroom for the ensuite with a walk-in shower and a soaker tub and all the bells and whistles there.

And once we had our designer have a look at it, it was quickly evident there was just not enough room, not enough square footage to create two separate bathrooms since we were getting the shower and tub as separate units.

So, we ended up presenting a new plan here which we will show here in some of these upcoming pictures. And there we go.

That’s this thing here. This is the original. Okay.

Yeah. So, she wanted to have one or leave it as two bathrooms, but it was just too small. Like right now, we have the tub here and it barely clears this door. It just worked out.

Moving along here, this is our approved design. So, this is that archway was about here before. So, we made a nice closet for them in the bedroom. And then here’s their original bathroom layout.

Right.

And we did add this window as well. So, this is kind of just the first initial sketch. Just the quick and quick and dirty one.

Here’s our prettied up one, you could call it.

Yeah, it’s really amazing how nice these photos can be beforehand even. For sure. Polo did an amazing job on this one to really bring this to life and show the client a vision of a bathroom.

It’s not exactly what they wanted. But with the square footage they had, that’s the best we could come up with, and they are super happy with it now.

Yeah, the double niches was a nice touch.

Demo, Design, And Framing Work

Starting The Renovation Safely

And then here, fast forward, we got our floor protection down and a big pile of studs. You could see here starting to get the demo started. Mhm.

When it comes to the demo, like our first step on this home, as any home from the early 80s previous, we need to start with asbestos testing, which we did do in this home.

We need to check the popcorn ceiling, drywall, mud, and sometimes there’ll be some tile works, insulation in the attics, those kind of things.

Before we start demoing anything, we want to make sure that our customers are safe and our workers are safe as well. So, we did do the asbestos testing here and luckily enough it did come back as being as negative. Yeah. Yeah.

Yeah. Little note from 98 here. Nice.

Some message from the past, huh?

Yeah. Removing some. So, we’ll mark up all our photos as we go. That way we have a good idea of what’s underneath the walls after we put them back in.

So, we’re going to have to remove this whole wall here and relocate the main stack. So, lots of work.

These images come through our program, our app called Company Cam, which we document the entire process through company cam. It’s really helpful to share information amongst each other and with our clients as well.

So yes, it looks really big when you have it opened up like that, but with the tub and the shower, and the double vanities in there, it’s not so big.

So here’s with everything removed just before the walls came down.

Is this some construction prints with electricians?

Our crew documenting some electrical work and slowly coming along here.

So, we’re reframing in this door to a straight header.

Some privacy going in that bedroom there.

And now you can see some of the carpentry going up. So the closet’s gone now and it’s getting put back together already.

So originally we wanted to take out this little wall here, but there’s some plumbing and whatnot in this wall, so we had to leave it existing. Mhm.

And then you can see we use a steel stud here cuz we had to frame right close to the chimney.

So, leave that electrical roughing’s been done. So got the wires running nice and neat.

Floor Patching And Rough-Ins

Lots of floor patching being done here.

And we ended up doing a lot of leveling because this floor had a lot of ups and downs. So we floor leveled the whole place. You’ll see coming up.

So that all that patchwork was like that Tom or what was going on there?

No that was we patched in. This is all where the old wall walls, the old walls, and and where toilets and right header for a barn door here. This is our new closet area.

Okay.

And then this next picture on here you’ll see plumbing ruffins installed now here and some more blocking for the sliding door that went in.

And now we’re getting to the drywalling phase. So, we just coated the whole ceiling with another layer of drywall because that’s pretty much the easiest thing to do when you’re trying to match this old texture, different levels and and whatnot.

So, works out good. We usually do that often in our bathrooms cuz there’s no way you could blend this in nicely. So, we just go over top of everything cuz if you do pull all of this, all your insulation is going to fall down with it too, right?

So, you just how do you handle the vapor barrier here?

We just tape tape it up.

Yeah. Repair existing.

Yeah. And here’s a new window that she got installed. So, we ended up going bigger. So, we had to reframe the opening. Okay.

And yeah, lots of. We use this special green board to prevent any mold growth here. That’s why it doesn’t look like your normal drywall. Mhm.

And starting to get the mud up on the walls. It’s a lot of work to get that nice and flat. So, it’s one of the biggest scopes of work.

So, you can see the double drywall here.

And we got our waterproofing in Schlutoter membrane.

And we build our own little custom curbs, nice and short, so it’s easy step to get in.

And clients want to do a zero clearance shower.

Is that doable? Like like a curbless, you mean?

Yeah, curbless.

Yeah, anything’s possible with enough time and money. For sure. Yeah.

So, here’s a new rendering because there was a little bit of a difference with this wall from the original rendering that was approved to what we could do in reality. So, Alo did an edit for her and just to make it look nice for the before and after rendering to when it was done into fruition.

Finishes, Fixtures, And Custom Details

Vanity, Tile, And Shower Features

So, here’s the closets. It’s already primed up there.

Looks like we got most of the wall primed up. New ceiling fan was installed.

We ended up cutting a hole here to actually get access cuz it was such a tight added space.

Really nice deep blue vanity with a matching cabinet.

Where do these vanities come from? This cabinetry. Is this?

The customer supplied this one.

Mhm. Okay.

And here’s the very nice tile that we got installed. It’s a tile and stone source product.

Yep.

Go ahead and had his work cut out for him on this one because there’s a lot of tile.

First couple coats of the green paint the walls.

It’s a little bit different than the normal career we’ve been using a lot. It’s got some brown tones to it.

And here we got the river rock floor. Turned out really nice.

That’s really nice. I love that type of a shower floor. Feels really nice on your feet, too.

It’s pretty expensive. That would be one of the upper end tile shower pan materials I would save in terms of square foot cost.

Yeah. Luckily that’s a pretty small shower anyway. So yeah.

Now we got our shiplap in here and these custom shelves we made up. Yeah.

It looks like the final plumbing has been completed.

Did Okay. with those custom shelves. Is that something that Daryl whipped up or what materials were used there?

These are fleur shelves. No, the wood ones there. Yeah. Yeah. Yeah. We just made these in house. Yeah.

I think the customer might even had some some material kicking around that we made into these shelves. Nice.

We got some body jets on here and a little wand and rainfall shower head again.

Is that a customer supplied on that one or what that is?

Yeah, it’s from the bath fitters, I believe.

Okay. For all of the fixtures in this case, Tom.

No, just the vanity and the tub.

Okay. And the faucet for that as well.

Okay, so now we got our custom shower door installed. It turned out really nice.

It’s to put the last piece to the puzzle for that shower stall through Nerville.

Yeah, our extended supplier for that.

Lighting, Flooring, And Supplier Details

We got our lighting in now and a dual vanity setup. Looks pretty snazzy.

Mhm. What did we do for flooring on this one?

This one is luxury vinyl plank.

Yeah. Again, tile and stone source or Yeah, it’s a T and Stone Source product.

And your little decorations match nicely, too. The towel matches the tile as well. It’s pretty fancy.

Mhm. With the tile and stone source is our main supplier for tile and a lot of flooring as well. We purchased through there.

They’ve got a really nice showroom with many of their products on display as well as their website is pretty awesome. You can see what’s in stock and Edmonton and in Calgary.

So, that’s pretty handy. But nice to have the one-stop shop for those two items, the flooring and the tile works as well.

Yeah. And that’s pretty much it from right from the beginning to the end. You can see it here.

So, definitely much better use of the space and a lot lot more fancy. Compare this old tired shower to the end result.

There’s no comparison.

Yeah. Yeah. The clients indicated that they’re a little bit in awe of it. Feels like a spa type bathroom compared to what they were dealing with before. So, that’s some awesome feedback.

Even though it’s not exactly what they wanted with two separate bathrooms, they are very happy in the end. They got all the elements. Soaker tub was really important for the homeowners. The freestanding soaker tub and the custom shower.

So they got almost everything that they want. They got everything all the components but just in one bathroom.

There’s still access from the hallway side as well. So yeah, it came out really nice.

Project Cost And Final Thoughts

Pricing The Bathroom Conversion

This project in terms of costing, we started out with a design project on this one I believe so. Yeah. Yeah. We did the renderings for them.

Did the renderings as a standalone service and then they decided to move forward on a cost plus basis for the remainder.

They didn’t want to spend the additional quotation rate up front. Are happy enough to go with with us based off of our ballpark pricing.

And then again, it’s really easy to vet us. They could tell that they’re going to have no issues with our over 175 star Google reviews.

You can be quite certain you’re going to be happy in the end. And that’s what they ended up going for Plus.

So, how did we end up on this two bathroom two to one bathroom conversion in terms of pricing?

This one ended up at about the 60 grand mark. Yeah.

Yeah. And that would be a bit of the customer supplied materials, but most of everything else was supplied by us.

Yeah.

Yeah. So, it’s one of our more expensive bathrooms, but for what they got, it’s still pretty good value.

Mhm. Definitely. Definitely in the upper end bathroom. It’s not just a standard replacement of existing components in the same footprint. There was quite a bit to this one.

Of course, with that 60, we also gave them the walk-in closet, right? Was framed in.

Yeah. And then painted the bedroom as well. And the floor leveling and we had to work into the hall painting the hall as well. So it wasn’t just a bathroom ren by any means.

Yeah. As we have also done a couple other of the two for one conversions and that came in at sign significantly less I think you know between the 30 and 40 I believe but there was less higher end products in those ones and maybe a little smaller and a little bit smaller scope.

Mhm. And that was also a little earlier in the year before all the Trump tariff stuff going on which has made our costs go up in certain aspects for sure.

But yeah.
