Full Cost-Plus Renovation

This full basement development was completed using Fort Sask Reno’s transparent cost-plus renovation model, allowing the homeowners to move forward efficiently while maintaining flexibility throughout the build. The goal was to transform an unfinished basement into a fully functional, comfortable living space that added long-term value to the home while meeting current building code requirements.

From framing to final inspections, this project demonstrates how a well-managed cost-plus approach can deliver a high-quality, fully finished basement without the overhead of a full design package.

Project Overview

The project began with an on-site consultation to review layout goals, discuss budget expectations, and explain Fort Sask Reno’s cost-plus contract structure. With the overall vision established, the scope focused on creating a complete basement living area that included a finished bathroom, playroom, fireplace feature wall, and fully integrated mechanical, electrical, and plumbing systems.

All work was completed under a cost-plus contract, where labour, materials, and permits were billed at actual cost with transparent markups, providing clarity and accountability throughout the project.

Scope of Work & Key Features

Framing, Drywall & Finishing

The basement was fully framed and insulated to meet code requirements, followed by drywall installation, taping, and finishing throughout. A flat drywall ceiling was installed, with posts drywalled cleanly rather than wrapped, maintaining a modern and uncluttered look. Interior finishes included six interior doors, two closet doors, full trim, and detailed finishing carpentry.

Electrical & Plumbing

Electrical and plumbing rough-ins were completed to support the new layout, followed by final fixture installation. The electrical system passed inspection, and all work was completed to current Alberta building code standards. Plumbing included a full bathroom build-out with modern fixtures and final hookups.

Bathroom Build

The basement bathroom features a tiled shower, vanity, and updated fixtures. Flooring was tiled for durability, and all waterproofing and finish details were handled in-house to ensure long-term performance.

Flooring

The main basement living areas were finished with carpet for warmth and comfort, while the bathroom received tile flooring. Flooring selections were coordinated around availability and scheduling to keep the project moving efficiently despite material lead times.

Feature Wall & Playroom

A custom fireplace feature wall was incorporated as a focal point of the basement, along with a dedicated playroom area designed for family use. These features added character to the space while maintaining functionality and durability.

Painting & Final Finishes

All walls, ceilings, doors, and trim were painted, with detailed surface preparation and touch-ups completed prior to final walkthrough. Final cleaning and site detailing were included to ensure the space was move-in ready.

Inspections & Compliance

The project successfully passed all required inspections, including final occupancy and safety checks. A carbon monoxide detector compliance issue identified during inspection was promptly corrected, documented, and reported to the city, ensuring full code compliance prior to final approval.

Cost-Plus Renovation Approach

This project was completed under Fort Sask Reno’s cost-plus contract model, which includes:

  • Actual labour, material, and permit costs billed transparently

  • A 1.67 markup on direct costs

  • Subcontractor services billed with a standard markup

  • Detailed timesheets, invoices, and cost breakdowns provided to the homeowner

This approach allowed the homeowners to stay informed throughout the project while avoiding the added cost of a full design package.
