This bathroom renovation was carefully planned using Fort Sask Reno’s Simple 3-Step Design-Build Process, allowing the homeowners to modernize their space without committing to a full gut renovation. The goal was to refresh finishes, improve functionality, and elevate the overall look while working within a time-and-materials (cost-plus) framework.

Project Overview

The project began with a free intake consultation, where we reviewed the homeowner’s goals, explained our cost-plus design-build approach, and provided realistic budget ranges. Rather than a full bathroom remodel, the scope was intentionally refined to focus on high-impact upgrades—fixtures, finishes, lighting, and flooring—while preserving existing elements where possible.

Once the scope was confirmed, we moved into design refinement and execution, ensuring every product selection and installation detail aligned with both the client’s expectations and long-term durability.

Scope of Work & Key Upgrades

Demolition & Preparation

Removal of existing baseboards, interior door trim, and shower trim
Subfloor secured to reduce squeaks and improve floor performance
Removal of existing light fixtures and assessment of drywall repair requirements
Careful paint preparation throughout
Shower doors removed only after confirmed measurement scheduling to avoid downtime

Plumbing & Fixtures

The bathroom received a full fixture refresh with modern matte-black finishes for a cohesive, contemporary look:

Vanity, Countertops & Finishes

New Ivory Coast quartz vanity countertop (3cm) with integrated sink cut-out
Custom 4” quartz backsplash on two walls for durability and easy maintenance
Updated vanity configuration, including a corner cabinet for improved storage

Flooring Installation

New 12” x 24” luxury vinyl tile flooring in Cashmere Beige Granite
Installed over a properly prepared substrate for long-term performance

Lighting & Electrical

To improve both function and ambiance, lighting was upgraded throughout:

4-Light Contemporary Vanity Fixture in black metal with clear glass
Matching Wall Sconce for layered lighting
Electrical work completed to code, with attention to clean finishes and minimal drywall disruption

Shower Glass

Custom frameless 10mm shower glass door with black D-handle
Supplied and measured by Nerval, ensuring precision fit and modern aesthetics

Painting & Trim

Two full coats of paint applied to all walls
Feature walls near the vanity painted to match custom cabinetry color
Flat-profile modern baseboards and trim installed for a clean, updated finish

Final Touches & Cleanup

Installation of a 6-piece matte black bathroom accessory set
Waste removal and full site cleanup included
Final walkthrough to ensure workmanship met Fort Sask Reno standards
