Yeah, thanks for joining me here today, Levi, I know this is you’ve been looking forward to this all week, to, to get on a camera and, and do some YouTube videos with the old man, just what you want to do on a Friday afternoon. Yeah, Exactly. Hey, tell us a little bit about yourself. 

So I’ve been working full-time with the family company for about four years now and been doing part-time, working summers for 10 years maybe. It’s pretty much as far back as I can remember and they’re just here today to talk about some siding and exterior renovations mainly. And Yeah, Levi is an exterior guy, loves being outdoors, whether it’s at work or after work and weekends and whatnot. So just, just the right person to have to for today’s topic.

The topic for today, we’re going to be reviewing our company profile and in particular we’re gonna be looking at the exterior renovations. We’ve got some scales in there that we use to discuss pricing and products for the variety of exterior renovations that we do. So we have a new profile book.

The one of our employees Paulo, he is our project manager and he is actually an architect as well from his home country in the Philippines. He is been with us for a couple years. When he hired on, he showed us his company profile that highlighted his job, the work that he does, his business. And once we saw that, we decided, well, we needed something similar.

So we worked with Paolo and put together our own. We’ve got our Fort Sa Reno company profile for the interior and exterior renovations, and we’ve got some good information in this book. Just gives you a overall view of our company and it gives some basic pricing and services for those pricing points. Today, what we are going to be discussing is the exterior renovation aspect of it. So let’s start with a luxury exterior. Who doesn’t want a luxury exterior? If a, if time and money were no issue, everyone would have a luxury exterior, wouldn’t they?

Yep, exactly. Sure. You want, who doesn’t want the best?

Yeah, of course. Okay, so luxury exterior. In our book, you’ll notice that it’s a pricing, a range from 40 to a hundred thousand dollars for a luxury exterior. Wow, that’s a big range.

What do you get for 40 to a hundred thousand dollars for an exterior reno?

Well, for 40 to a hundred thousand dollars range, you’re gonna get the premium products. Starting with siding, you’re gonna be getting longboard siding, you’re gonna get hardy siding, engineered wood siding, the premium products, the premium colors, the rustic colors. You’re gonna be getting a variety of siding types, so you’ll be multiple surfaces. You may have stone all across the front of the building. There could be stone faces along say the garage or some of the feature windows on the front of the house.

You’ll be getting specialty siding in the gables. You’ll be getting all the bells and whistles in terms of siding. It’s not just all basic horizontal light color siding, it’s the premium stuff that you get. You’d also be getting things like complete soffit fascia and eaves trough job, all new, any color you want. It doesn’t matter on color for pricing, you could also be getting complete exterior insulation, two inches of R 10 foam insulation with strapping, which would be required, especially if you’re going with a hardboard siding ’cause you’ve got a nail into solid furring.

So you’d be strapping all that out. You could be getting all new windows and doors. You could be getting a roof, you could be getting pretty well everything exterior complete, brand new premium quality exterior for that 40 to a hundred thousand dollars range. With the luxury exteriors you’re going to be getting possibly outbuildings cited as well in that same premium product. You could be getting things like major design changes, adding windows where none exist currently, or ceiling up windows or putting doors where windows are and windows where doors are. There could be major changes. Oh, okay. For that type of thing.

So is a hundred thousand dollars the maximum limit for an exterior right now?

Luxury, Sadly, no. That’s just a, that’s just a ballpark. That’s a ballpark really. It really depends on how far you go with it. If you want, if you want all solar panels and new decks and landscaping and fences and all of that, the sky is really the limit. Okay. Next on the list is elegant exteriors and elegant exteriors. Price range is somewhere between 25 and $40,000. So for 25 to $40,000, those are the standard kind of pricing for an exterior renovation.

On an average size home in Fort Saskatchewan being the mid-range pricing level, you’re getting mid-range products. So it’s vinyl siding you’ve dropped down from the hardboard siding and, and the premium siding to premium vinyl, you could still have some insulation and whatnot, but it’s not gonna be hardboard siding. So, but it will be the premium colors for sure you can get for that. You could also get some additional products such as shakes in the gables, some design features such as belly bands, capping, those kind of things.

You could probably still get all your soft facia and eaves rough done windows, doors and roofing for sure. You’re not getting for that price, but you’re still getting a complete exterior renovation with a premium vinyl siding.

How do you factor in costs of stucco removal and rot repairs into your pricing? Would that still be under elegant or would that be a luxury price?

It’s a good question. Yeah. Stucco removal is, is hard to tell for sure, and tell you, number one, take samples and get it tested for asbestos. That’ll tell you right off the bat whether stucco can be removed or not, because we’re not doing asbestos abatement. That’s probably not worth it. If, if you have stucco, do you want it removed or we’re gonna be putting insulation over top, that’s definitely gonna put you to the upper end of the elegant range. 40,000 plus. Oh god. Well, it adds a lot of work. You’ve done it right? Yeah, of Course. How do you like removing stucco?

I don’t mind it personally, Honestly. You think the average guy would say the same thing? Probably not. No. No. It’s hard work, right? Yeah, It’s big time. Yeah. Yeah. It’s hard work. There’s, there’s a lot to, it can be dangerous. We’ve got Oh, sure. Yeah. It’s dirty. Take precautions. Yeah. So that would definitely put you to the upper end, if not past the upper end of the price range for elegant exteriors if you had stucco. Mm.

Okay. Can you side over stucco?

Definitely. We, we can side over stucco. We would just have to add some strapping and we’d have to build out the windows so they’re not all countersunk. So siding over stuccos, particularly if it does come back as as best as positive, we can still side your house. We can still insulate it. We’re just gonna leave that stucco in place to avoid the cost of removing that stucco and the health impacts and whatnot. Okay. Associated with that. So strappings definitely possibility.

We can go right over the stucco, leave that dangerous material in place. If it’s not disturbed and put into a dust, then it’s not dangerous for you. Best bet just to leave it in place and side over, make it new that way. Finally we have the standard exterior. Our last category is 15 to $25,000. What will you get for that?

So, standard exterior of 15 to $25,000. That’s just your basics. You’re not getting full soffit, fascia vetro, you’re not getting premium vinyl and you’re just, you’re getting basic siding. It could be the entire house with basic siding. It could be maybe just the front of the house that faces the street with a premium siding, but it’s not the full meal deal for sure. It’s probably full siding in the basic colors. So that’s not the real dark stuff, it’s the lighter colors. That’s the, the basic stuff. That’s really what it boils down to.

And it’s not the full meal deal project. It’s siding, probably not insulation or probably not much insulation, if any, and no windows, no doors. It’s a basic facelift, and that’s appropriate for some people. If you’re just, if you’re selling your house and you’re just trying to spruce it up, that’s all you do. Maybe just a basic standard. It would make a huge difference for street appeal and cover up the old siding, so Yeah, of course. Yeah. That’s, that’s what you get for with your standard. It’s a smaller house, smaller job, lesser scope. We do lots of those standard exteriors as well.

Is there a quality difference between the standard siding and the elegant vinyl?

Good question. It’s there’s not a difference in quality. Like our, our workmanship warranty is lifetime. It doesn’t matter what product you’ve we’ve installed and then the manufactured warranties are often the same identical. So there’s no quality difference really. Okay. Yeah. Okay. So getting into our profile, we can get to the exterior renovation page and you’re gonna see a blue house, nice royal blue with white gables. And this house would classify as the elegant, which is mid-range pricing.

On this project that we did in Pine View here in Fort Saskatchewan, we did a complete exterior renovation, started by stripping off all the stucco off that house. And we installed two inches of R 10 exterior insulation. We had to build out all the windows to accommodate the thicker walls, and so that the windows were not recessed. We ca every window, every door in that house.

We did some fancy shakes and detailing in the gables on that project to bring it all together. Additionally, we ended up doing some stoneworks on the complete perimeter. You’ll see at the bottom there, on the bottom right of the picture, there is some versetta stone that we used in this example. That was a big job. Yeah. We had to go over top of cement, so we had to strap the whole thing out, what did we use? We used plywood, three quarters inch plywood, I believe so, yeah. That we fixed over that area.

What, what is typically purged, we covered that with plywood, weatherproofed, it flashed it and installed versetta stone for the complete perimeter. So that house was an elegant, in the elegant range. I don’t have the number right off the top of my head, but I’m gonna say it was in the $60,000 range.

I believe we did their garage too, and we built a shed in their backyard and finished the shed as well.

That’s right. Yeah. Once they, once they got an experience with us, they were happy to keep giving us work and we ended up doing the entire property. So we’ve got an example of a luxury exterior here, and in this project you can see a large home, this was quite a large property was a renovation. They added on the whole front, right where you see the garage doors. That was all added on after the fact. The entire property was done with engineered wood siding. We’ve got engineered shakes and all the gables changed out, all the soffit fascia and eaves trough. Every single window was built out and capped.

We’ve got eaves trough entire property. We ended up doing a large shop additionally to this. This property complete was a hundred thousand plus. I think it was about $110,000. And that was a few years ago. But that was, would be for sure a full meal deal project. We were there a month and a half, I believe. Yeah. At least. Yeah. You worked some on that one as well. Yeah, I worked some weekends on there.

Yeah, it was before you started full time. But yeah, that would be one of the examples of a luxury property. So in a nutshell, those are the pricing ranges dependent upon the level of service that you want. You’ve got your elegant, you’ve got, which is the standard, it’s the mid, mid-size, which most people get 25 to $40,000. You’ve got your standard 15 to 25 somewhere in there. And then the, the luxury, which is 40,000 says to a hundred, but it could be 40 to a hundred plus.

Depends what you want. We are willing to tailor our offerings to your budget and your needs within reason. Of course. Yeah. So there you have it. That’s pricing in a nutshell. Give you some basic idea of ranges and services that we can offer in addition to pricing. And probably equally as important pricing is differentiation factors.

What is a differentiation sheet?

Well, basically what it is, it explains how we are better than our competitors. Okay. So on the last page in our profile, you’ll see, you’ll see our awards at the top, a couple of awards that we’ve won in the past. And then you’re gonna see a little table that explains what we do versus what other contractors may or may not do. So we are the highest and most reviewed renovation company in Fort Saskatchewan. We get a check, the other contractors, and one man in a van. Not so much. We offer lifetime workmanship guarantee. Other contractors, some may, some might, might not. Oh, I’ve never seen it.

It’s rare. I think one man in a van, probably not. We offer 3D virtual design and consultations. We’re big supporters of local charities.
