Hey everyone, Jim Beaulieu here, alongside my son, Tom. We are Fort Sask Reno, and today we’re excited to give you a walkthrough of one of our latest projects here in Fort Saskatchewan. This late-60s bungalow is being converted into two units, complete with a legal basement suite. We’ll share the details, challenges, and plans for this exciting transformation.

  • We’ll also add an egress window on the side of the house to meet the legal requirements for basement suites. This involves enlarging the existing window by about 10 inches.

This home has a large driveway capable of holding up to six vehicles, making it ideal for tenants. The neighborhood is filled with mature trees and wide lots, offering a spacious, family-friendly environment. Unlike newer areas with cramped driveways, this property offers plenty of room.

  1. Asbestos Testing: Before removing stucco, we test for asbestos to ensure the safety of our workers and homeowners.
  2. Stucco Removal: If asbestos is not present, we grind off the stucco to create a clean slate.
  3. Insulation Upgrade: Adding two inches of insulation can drastically improve energy efficiency, especially for homes with outdated R-values.

We also explore siding options, from vinyl and metal to Hardy Board, offering a range of styles and budgets for homeowners.

Interior Updates: Creating a Modern Living Space

Main Floor Upgrades

The upstairs portion of the home is getting several updates to make it more functional and inviting:

  • Kitchen Remodel: The new kitchen will have an L-shaped layout with white shaker cabinets, quartz countertops, and a central island. The sink will be positioned under a window for a more pleasant view.

  • Expanded Layout: The bathroom will be extended to create a more spacious design.
  • Custom Tile Shower: Featuring popular Carrera tiles with a timeless white and gray pattern.
  • Improved Ventilation: A new fan and possibly a pot light will be added for functionality and ambiance.

Basement Bedroom

  • The bedroom will have an enlarged egress window to meet safety standards.
  • Vinyl plank flooring will ensure durability and a cohesive look with the rest of the suite.

Overcoming Challenges: Asbestos and Older Home Features

Older homes often come with hidden challenges, including asbestos. It’s crucial to test for asbestos in:

  • Drywall compound.
  • Stucco.
  • Flooring tiles.
  • Pipe insulation.

By addressing these issues upfront, we ensure the safety and longevity of the renovation.

Parking and Access

Legal Requirements
